• Ensure the implementation of the Board of Directors' decisions and instructions;
• Carry out the daily operational management of the residential complex;
• Organize the safe and uninterrupted operation of the boiler house, pump station, electrical substation, elevator facilities, water reservoirs, fire safety systems, and other engineering systems;
• Supervise the maintenance, protection, and use of common property;
• Plan and organize routine and major repair works;
• Monitor the activities of contractors and service organizations;
• Organize procurement processes, warehouse management, and inventory control;
• Coordinate the activities of staff and monitor labor and operational discipline;
• Ensure the investigation of residents' requests, complaints, and suggestions;
• Organize the management of accounts receivable and the implementation of measures for debt collection;
• Supervise the application of elevator cards, access codes, and other technical restriction measures;
• Maintain professional relationships with government agencies, utility service providers, contractors, and other parties;
• Prepare and coordinate official correspondence, applications, and letters;
• Monitor the operation of the video surveillance system, review archived footage when necessary, and ensure the selection and storage of footage;
• Act as the person responsible for fire safety;
• Submit monthly, quarterly, and annual performance reports to the Board of Directors.
